The combo roof system

If your villa is in Dubai Hills Estate, this is your roof. From the top down: a solar-reflective topcoat, a protective cement screed cut with expansion joints (sealant over a backer rod), a separation layer, a bitumen coating, sprayed polyurethane foam heat insulation, and the concrete slab.

The waterproofing layer is the bitumen coating — layer 2, under the screed. The layers above it are not waterproof. The system works as long as the screed and its joint sealant stay intact; when they age, water can reach the bitumen coat, and sometimes this causes leaks.

Because the bitumen coat sits under the screed, it can’t be inspected or repaired directly — which is why combo roof repairs are usually about managing the layers above it, or covering the whole build-up with a new membrane.

§ 02 · Where combo roofs can leak

01 · EXPANSION JOINTS

Joint sealant ages.

The screed expands and contracts with daily temperature swings. Over time the joint sealant hardens under UV and can pull away from the joint edges. An open joint lets rainwater through to the layers below.

02 · SCREED CRACKS

Cement screed can crack.

Hairline cracks are a normal part of how a cement screed cures and ages. They are structurally harmless, but they can let water through to the layers underneath.

03 · THE BITUMEN COAT

The waterproofing is buried.

The bitumen coating is the only waterproof layer, and it sits under the screed where it can’t be inspected or repaired. If water reaches a lap or pinhole in it, the leak can travel through the foam insulation before showing on a ceiling — often far from the entry point.

§ 03 · The RainSafe fix

The RainSafe overlay: a new membrane over the top

We don’t demolish anything. We clean and prepare the existing surface, repair the open joints and cracks, then install our seven-layer pure polyurethane membrane over the top of the whole build-up — primer, reinforced base coats, fleece, and a high-SRI aliphatic cool-roof finish.

The result is a seamless waterproof skin on the outside of your roof, so no water enters the build-up at all — not the joints, not the cracks, not the old bitumen coat. The combo roof underneath stays exactly as it is, permanently dry.

Knowing where your roof stands

Combo roofs age at different rates depending on sun exposure, drainage and how the joints were finished — so the honest starting point is a survey, not a sales pitch. A senior technician checks the joints, screed, drains and upstands and gives you the roof’s condition in writing, free. If the roof is sound, you’ll know. If it needs attention, the overlay membrane installs in about a week, without demolition.

Do you remove the existing combo roof first?
No — nothing is demolished. We clean and prepare the existing surface, repair open joints and cracks so the substrate is sound, then apply the seven-layer membrane over the top. A typical villa takes about a week on site, and you can live in the house throughout.
My villa is from a premium developer. Isn’t the quality better than average?
Usually the build quality is genuinely good — that isn’t the issue. The combo roof is a market-wide specification, not a workmanship problem: the waterproofing layer is a single bitumen coat buried under a cement screed, and cement cracks and joint sealant ages the same way everywhere. The weakness is the design, and it’s the same design across the whole villa market.
Will the white roof change how the villa looks from the street?
No. Villa roofs in Dubai Hills sit behind parapet walls, so the finish isn’t visible from the street. From above you get a clean, bright white deck instead of grey screed — most owners consider that an upgrade.
