If your villa is in Damac Lagoons, this is your roof. From the top down: a solar-reflective topcoat, a protective cement screed cut with expansion joints (sealant over a backer rod), a separation layer, a bitumen coating, sprayed polyurethane foam heat insulation, and the concrete slab.
The waterproofing layer is the bitumen coating — layer 2, under the screed. The layers above it are not waterproof. The system works as long as the screed and its joint sealant stay intact; when they age, water can reach the bitumen coat, and sometimes this causes leaks.
Because the bitumen coat sits under the screed, it can’t be inspected or repaired directly — which is why combo roof repairs are usually about managing the layers above it, or covering the whole build-up with a new membrane.
The screed expands and contracts with daily temperature swings. Over time the joint sealant hardens under UV and can pull away from the joint edges. An open joint lets rainwater through to the layers below.
Hairline cracks are a normal part of how a cement screed cures and ages. They are structurally harmless, but they can let water through to the layers underneath.
The bitumen coating is the only waterproof layer, and it sits under the screed where it can’t be inspected or repaired. If water reaches a lap or pinhole in it, the leak can travel through the foam insulation before showing on a ceiling — often far from the entry point.
We don’t demolish anything. We clean and prepare the existing surface, repair the open joints and cracks, then install our seven-layer pure polyurethane membrane over the top of the whole build-up — primer, reinforced base coats, fleece, and a high-SRI aliphatic cool-roof finish.
The result is a seamless waterproof skin on the outside of your roof, so no water enters the build-up at all — not the joints, not the cracks, not the old bitumen coat. The combo roof underneath stays exactly as it is, permanently dry.
Many Lagoons owners add the overlay while the villa is still new, for two practical reasons: the SRI 100+ cool-roof finish starts reducing upper-floor heat and AC load from day one, and installing on a clean, dry roof is the simplest version of the job. Many combine it with landscaping and pool works while the villa is already in works mode.
